2020’s Top Community Amenities for New Construction Buyers

The planned communities in the Savannah, GA area definitely have their fingers on the pulse of the latest trends in new construction! When recent buyers were surveyed on the “extra touches” that convinced them to buy where they did, several key factors were mentioned again and again. When we compared our local results to answers given nationwide, the team at Ernest Homes found that the special care taken to select our community amenities has really paid off! We offer many of the “most wanted” neighborhood qualities!

Location - Almost every buyer requires a premium location that puts them right where they want to be. Of course, the perfect location is different for every family, but certain guidelines are common across the board. Here’s some of the top finishers:

Grocery Store – And not just any grocery store! If you have a store chain you prefer, a home close to one of their locations will be important to you. If you aren’t familiar with any of the stores in the area, do a little research before making a decision. If nearby stores don’t have excellent fresh produce offerings and your family lives on salad and fruit cups, you’ll have a problem. It’s also good to get an idea of how expensive the groceries your family buys often are at the stores near your prospective home. If your food budget hovers near the Kroger mark and the closest stores are Whole Foods and Fresh Market, you may want to follow a different path.

Work – Suburban commuters favor communities that are close to their offices, but not just for the shorter car or train ride. When office buildings go up, mini-communities spring up around them to better serve the workers. Restaurants, dry cleaners, hair salons, gyms and drug stores often follow the spread of suburban office parks, making it easy to knock out essential errands before or after work.

Shopping Centers – Although online shopping has created its own economic tsunami in the last decade, large retailers such as Wal-Mart, Target, Home Depot, Lowe’s and Costco, as well as off-price stores such as TJ Maxx, Burlington and Ross won’t be leaving anytime soon. Some of these stores sell merchandise that is incredibly varied or hard to ship, some have a consultative selling strategy and some focus on lower prices on high-end items. These larger stores anchor local shopping centers that will lease smaller spaces to “mom and pop” restaurants, consignment shops, high-end boutiques, computer repair shops or doctor’s offices.

We carefully screen each community’s location to make sure it will be convenient for families looking for homes close to these top must-haves. Oh - and we can’t forget…

Schools - Communities located in school districts with high test scores and an impressive percentage of college admissions rank high on the list of parents everywhere.

Community Services and Perks - The more extras a community offers, the more desirable homes in it will be. Enhanced security, playgrounds, walking/biking trails, swimming pools, tennis or basketball courts, gyms, club houses and ground maintenance can add value to every home in the enclave.

Travel Access - How you get into and out of your community is important, as is the traffic flow on the routes you take to get to the places you need to go. Unless your future home offers easy to navigate travel options to reduce frustration and ease everyday stress while driving, the houses won’t be in demand.

Community Identity - Some may call it “atmosphere” or “personality”, or maybe even “status”, but it all means one thing. Most communities have a certain vibe or character that you can pick up on from the minute you enter. Whether they’re full of young, hip families with an active social calendar or more established, slightly older owners enjoying quiet times at home or even involved residents devoted to making their community as safe and secure as possible, you’ll have a chance to find your own people, whoever they may be.
